The first and most important decision you will have to make in your building journey is, choosing who to build with. Building a new home is probably the most significant investment you’ll ever make, so it pays to do some research before making a final decision. At Celebration Homes we want to be with you every step of the way, so here’s some tips on how to make a well-informed decision.

Understand the level of specification included

Understanding what is and what isn’t included in the specification can be confusing, particularly for first time builders. We want to make life easy for you, so we live by the philosophy – what you see is what you get. From the kitchen appliances, to soft closing cupboards, to double bathroom vanity basins, to real china toilets. However, this is not always the case, so it’s important to ask the question, to ensure you know what you are up for before you begin the process. For more information on our home inclusions here. 

Get to know the builder

Before signing a contract, it’s important to get to know your builder, so here’s some pointers to help you along the way;

See what other people are saying

A builder’s reputation is a vital clue to what the experience will be like. Websites like Product Review can help with this information. It’s also a good idea to look at homes under construction by the builder and see what the quality and cleanliness of the site is like for yourself.

Fixed Price Contract?

Make sure the builder has a good understanding of what your budget is & they work to this. Get them to fix the pricing where possible, especially on costs such as site works.

 

Understand the specification

Take the time to read through the builder’s specification. This will tell you exactly what you are getting in your home & provide information on the warranties & guarantees. Remember there’s more to a home than just a plan, a price & a promotion!

Ask yourself what you’re looking for in a builder?

Most builders specialise in certain areas of the market so it’s important you choose one who can demonstrate they consistently deliver on what you are looking for.

Focus on quality and service

Remember that builders have plenty of designs and there’s only so many ways you can shuffle a room under a roof. So when you visit a display home, look at the quality of the fittings & finishes and get an understanding of the type of service you would receive if you were a client.

This is a great way to narrow down a couple of builders you are interested in and then see what floorplans they have that meet your design needs.

Hold off on signing a contract until you 100% ready

You should never sign any preliminary contracts or place a deposit until you are 100% on the design, the builder & finally the price.

Ask lots of questions!

Remember, it’s not your job to know everything about building (it’s ours!) It’s important that you feel confidant & comfortable with the builder you choose, as it’s a journey towards home ownership that you’ll take together.
