To build or not to build? When starting your homeowner journey, you’ll go back and forth, tossing up between buying an established home or building your own. It’s a hard choice to make with both options having pros and cons.

Here we’ll run you through the main points to consider when starting to investigate buying your own home.

Customise your home

Established

Established homes can often have the hard work done for you, & when there is no further renovation work to be done, they’re big on immediate gratification! Depending on what’s up for sale in the market, you can browse different location & size options to suit your needs.

Buying an established home often means you’re buying someone else’s dream home, so sometimes things won’t be perfect. With every person having a unique style, you’ll often find you love the bones of the home and only ‘like’ the internal elements – we get that a mustard kitchen isn’t for everyone! This means you’ll sometimes have to spend money beyond the house price to renovate the space to suit your needs.

Building

One of the biggest wins about building that you can select a home design to suit your needs. From the layout of your home to the colours in your kitchen, to inclusions like aircon, solar or flooring – each aspect is uniquely tailored to you. With a large range of design options available, you’re able to prioritise the areas that are important to you. Whether that’s having a big living area, a backyard big enough for a pool or even a three car garage, the choice is there.

The end result is a home that’s a little more you.

Fresh start

Established

Established homes are ‘pre-loved’. They have been lived in and enjoyed which often means they have some wear and tear – which is perfectly normal. Due to this, it’s important you fully understand what you are purchasing, to avoid any hidden surprises after you move in. A building inspection is the best way to receive an objective assessment of the home and give you peace of mind that what you’re purchasing is worth your hard-earned money.

Building

When building, your home and the appliances are all brand new. This provides you with not only peace of mind, but also warranties for maintenance and breakages. The warranties aren’t just on the appliances, there’s a 25-year structural guarantee on your home too!

Timeframes

Established

If you are looking for a home to move into within a short timeframe of 1-3 months, established is the way to go. The process of buying an established home can be extremely fast, especially if you already have your finance in order. Although the actual purchasing of the home is fast, it is often a lengthy research and discovery process to find a home that is in good condition and ticks all your boxes.  Buying an established home is very dependent on what is available for sale at the time you’re looking to buy. You can often spend months trawling agent listings and attending open houses without finding the perfect solution – so what appears on the outset like a quick process can often take upwards of 6-12 months!

Building

The building process may be longer than buying established, but when you factor in the research phase, it’s often relatively comparable. With a broad range of designs and blocks to choose from, our clients are finding their dream homes and locations quickly. Not to mention that a building journey is chocked full of moments to celebrate along the way.  From finding your perfect home design to your slab being poured and your home reaching lock up phase – there is always something to look forward to in a building journey.
